How to Create a Home That’s Worth More

Whether you’re building a new home from the ground up or remodeling the one you’re already in, certain design decisions have a lasting impact. These are the choices that not only make your home more beautiful and functional today, but also help it hold its value and appeal for years to come. A home that feels thoughtful, solid, and well-crafted will always stand out. Here are some of the key ways to design with long-term value in mind.

Invest in Quality Cabinetry

Cabinetry is one of the hardest-working elements in your home, and it shows when corners are cut. Opt for solid wood or high-quality plywood cabinet boxes rather than particleboard, and look for features like dovetail drawer joints and soft-close hinges. You can truly feel the difference between a substantial, well-made door and one that feels lightweight and flimsy. Quality cabinetry not only lasts longer, but it instantly gives a space a more substantial and refined feel.

Choose Finishes That Feel Timeless

Finishes play a huge role in how current or dated a home feels. Brass isn’t going out of style, but not all brass is created equal. Look for finishes like brushed brass, antiqued brass, or soft, warm gold tones. These tend to age gracefully and add character over time.

On the cooler side, polished nickel is often a better long-term choice than chrome. It offers a similar brightness but with a softer, more classic look. Try to avoid overly shiny or trendy finishes that can quickly tie your home to a specific moment in time.

Don’t Overlook Lighting

When building or remodeling, lighting decisions can feel endless, which makes it tempting to select fixtures quickly and move on. In reality, lighting is one of the best opportunities to add personality throughout your home. In addition to overhead fixtures and chandeliers, consider incorporating sconces, picture lights, and decorative lamps. Layered lighting adds warmth and dimension, making your home feel more curated and thoughtfully designed rather than purely functional.

Be Intentional with Flooring

Flooring sets the tone for the entire house. Whenever possible, opt for hardwood or high-quality engineered flooring for a classic and substantial look. Luxury vinyl has come a long way and can be a practical option in certain areas, but it should still support the overall aesthetic of the home.

In terms of color, we tend to favor either lighter natural tones or deeper, richer stains. Extremes often feel more timeless than middle-of-the-road hues. Cooler gray-toned floors, in particular, can quickly date a home and are best avoided if long-term value is the goal.

Incorporate Natural Stone

There is simply no substitute for the warmth and organic beauty of natural stone. It brings movement, depth, and a sense of life into a space that manufactured materials can’t quite replicate.

If you’re concerned about wear and tear, use it strategically. A primary bathroom, fireplace, bar area, or kitchen island are all wonderful places to incorporate stone in a way that feels special while still being practical. Even small moments of natural material can elevate the overall feel of a home.

Prioritize Smart, Functional Storage

Functionality is a major part of a home’s value. If you’re remodeling, you’re likely already aware of the daily frustrations in your current layout. Use this opportunity to solve them in a lasting way. Maybe that means adding drawers in a mudroom instead of open cubbies, creating closed storage with lockers rather than just hooks, or designing more intentional pantry and closet systems. When a home works well for everyday life, it becomes more appealing not only to you but also to future homeowners.

Add Architectural Detail

Adding dimension to your walls will always translate into a higher-end look and feel. Elements like wainscoting, wall paneling, ceiling treatments, and reclaimed wood beams introduce dimension and visual interest that paint alone can’t achieve. These details help a home feel more custom, layered, and thoughtfully designed, all of which contribute to a stronger overall impression and long-term value.

Designing with quality, intention, and longevity in mind creates a home that feels better to live in now and stands the test of time later. When beauty, function, and longevity are considered from the start, the result is a home that not only looks elevated, but truly is.
